In landed property, comms is paid by seller/developer

 

Price inclusive of commission liao loh :sian:

:btw: with this price for the condo, think the stamp fee can buy a '08 busa, I mean a FEW '08 busa (not footpegs only) :giddy:

In a way, u could say that. It varies from case to case, not all cases can add in. Some after adding in, the buyers still feel it's worth the price. For some, if owner die die wan to add it in, they discovered they cant sell it at all.. so in the end have to reduce price again.

 

Stamp fee are capped at 3%.. End of the day.. the garment is the big winner.. Sit there, shiok shiok do nothing and get the biggest slice of the cake :sian:

doubt so.. a ferrari cos ard 20-25% of the smallest & cheapest unit. U think commission so gd till like that meh. :sian:

what to do? This is Sing a Pore leh..

 

a fren of mine, moved to melbourne.. bought a terrace house with private garage and mini garden for the price of a 4rm flat... Bought a car.. at the median price of our COE :sian:

There tax high on income tax mah...Thats y that place is a good place for retirement, if u can get used to their slow pace life.

They had employ so many high calibre 'magicians', who can flatten your wallet, burn a hole in your pocket or make your pants feel lighter by make $ in your pocket disappear & go in to their pocket. :angry:

Thats even better than Houdini, David Copperfield, David Blaine all add together. :sian:

En bloc wise, they dont deal with RE coy. Its the developer who will go into the neg session.

 

Normally the residents then would wait till the whole en bloc go thru and receive the lump sum. For those who cant wait, they'll try to sell it away at a price lower than the en bloc compensation pricing but higher than their valuation.. that's where we come into the picture and try to get the unit ourselves.. not share among 2~3 agents

U dont expect it to be $2.80 ba.. even HDB's BTO also starting from 150psf :cheeky:

Eh Kelvin, today's Newpaper cover story is on ERA's top property agent Regina Lau who specializes in District 9/10/11 properties and she earns like $1.7m a year...so next time if you climb up to that level i think can buy about 74 hayabusa a year? haha

 

but she says must also chauffeur clients around, bring them go shopping and queue for 1 hour under hot sun to buy bak chor mee for them haha wat if you meet those horny auntie ask you be toyboy?maybe you can counter offer Royston to them hehe

unless got another one offer $3.4m per year loh, who will reject..
