Re: Unfair Treatment By Liang Court Security

 

On 24 Dec. 07, 2:00 PM, on our way to an appointment, we have decided to stop in Audio House at Liang Court to check out some items prize. This is the very first time I’ve been to Liang Court and hopefully last time since such incident occurs.

 

However upon reaching Liang Court, I was unable to drive into the car park so I reverse out (apparently wrong entrance which I found out later) and desperate for time, I saw a motorcycle park near the entrance of Audio House. I parked beside said motor bike and went into Audio House. After around 15 mins later, we are on our way to my bike FU5445K which we found was clamped by a wheel-clamp.

 

So we saw a security guard and inside the guard office, explain that I was unable to go into the carpark. However, instead of letting know the proper carpark procedure, Security Head Mr. Yap insisted on paying S$ 53.50 for unclamping fee which on the ticket stated that this is the “1st warning & Registration number is recorded” only.

 

I try to explain my cause that this is the very first time and I did try to find the car park. Also it was less than 15 mins and on the ticket it never stated to pay any fee. However no reasoning could be done and I requested to talk to the management. Instead of allowing me, Mr. Yap make a call to unknown person whom he claims to be management and bargain that we paid S$ 30 to unclamped. After wasting 1 hour and no way to find the right authority for explanation, I paid S$ 30 and left.

 

The thing is that when we found that our bike is wheel-clamped, the bike that parked beside has been mysteriously disappear and later found to be parked right in front of the security office, no wheel-clamp. After telling this to the security guard, ridiculously go and clamp the bike with no obvious intension of giving any ticket.

 

I believe that I have the right of first timer and even if not, should have allowed me to explain to the management instead of claiming managements’ decision without consulting anyone. I am not sure the proper authority is made known of the incident. Moreover, the ticket is stated only for warning and taking down the registration number. I wasn’t rude to the security guards and I didn’t offend other than reasoning the situation.

 

If this is the proper management decision then I would accept it except to avoid going there again. If it’s not and this is because obviously I don’t know how to go into the car park and upon seeing my stupid action, trying to get extra cash or bully then this matter will have to make known to others.

 

Hope that the management will investigate properly and reply to us soon. Attached are the ticket and receipt.

 

P.S. I wrote this to liang court and security company.. what do you think? is it just making pocket money or wat?

Well, is there any rulings or documents to prove tat the offenders need to pay $53.50 to release the clamp and also if convicted, i don't see how they re able to cut the amount of $53.50 to $30 ( Kopi money???). I believe tat there maybe a sandal behind it.o_O

Hmmm I was once at the Same location for Audio House to do some work.Staff from A.House did tell me its not okay to park there as its only for deliveries etc.I was riding.Also an uncle delivering goods reminded me too.In the end I went up to the MSCP above A.House.What reason you can't go up I don't know.But the thing about paying is absurd, why would the cost just drop like this? Do try to probe further, if its found to be wrong.Blow it up ;)

could have tried involving the police in the case since it involved unreasonable demanding of money.

 

ever encountered a case when 3 bikes were clamped at esplanade carpark. involved were both my friend and my bike. we were kuku enough to park in a car lot right next to the bike lots (which were full).

 

ended up had an argument with the security officers as well. we were lucky enough to escape w/o paying any fines. (each bike supposed to pay $100)

For any building, carpark is not the main revenue. The space is better off for a shop. Management can easily earn thousands of dollar per month for a tiny weeny shop or even a pushcart. That is why carpark lots are so damn small and to even accomodate bike parking lots are a blessing for us.

u sound very wealthy bro, i am sure.. but for us, 65cents is still money.. I cant count HOW MANY RICH ppl in singapore who still waits for their 5cents change when i used to send pizzas.. Its not about the money bro.. As mentioned, the management dont make as much money for making carparks for ppl to park, but they make a lot from rental. But then again, they compromise.. Big shopping centre with no carpark, who will be willing to go? That is y they HAD to make the carpark. :dozed:

From the point of view of the landlord, it is the landlord's space to maximise and lease. To build more carpark space for you, he has to pay a development charge, which your 65 cents will never pay back even if that space has full occupancy for the year.

 

Commercial properties can be let for many times whatever you can or will pay for any parking space. From the perspective of the landlord, he is wasting his money providing parking space which he can use for other purposes.

 

Most calculating property owners will minimise carpark space to maximise returns. Further, for new buildings in the CBD, some will even pay a greater development charge to reduce the car park allocation so that he has more commercial property allocation.

 

What would you say if the owner builds car park space for you, and says pay $3 per entry, which he thinks is a fairer rate for his space?

Concourse bldg at beach rd is another place which will clamp your bike if you park in a non parking lot. I was in the same situation, ie 1st time there, park along another bike, mine was clamped and the other bike no where to be found when I tried to leave the building. They put a iron chain round my fender and wheel on my 3mth old bike. :giddy: :angry: but managed to get them to release the lock without paying anything.

anyway, i miss wildcard.

No there is no wheel clamp sign.. though there is a no bike sign on 3 or 4 trees away..

Yeah if i dnt have appointment later on, i would have stay on and find the management.. too bad can't call their office, think they are closed on that day.. i'll give a call today..

I was thinking of dialing 911.. yet i thought better of it since it will take a long time to resolve... u guys are lucky to escape but i think cos there are 3 of you... me only one so kenna bully.. :angry:

$3 per entry? thats what i paid to park my bike at Tang's carpark. Well, its really up to the property investors how much they want to allocate as parking space. Because in the end, ur carpark space determines the number of ur visitors.

Well, its really up to the property investors how much they want to allocate as parking space. Because in the end, ur carpark space determines the number of ur visitors.

 

When renting out their shop units, the landlords are quite happy to charge the market rent. If their existing tenants can't afford it, they move out, someone else takes over. Does having the tenant mix change substantially reduce the number of visitors?

 

Look at some of the malls around - not enough parking space, and still overwhelmed by human traffic. Other places next door or across the road have cheap parking, but little human traffic. I would give landlords a bit more credit at maximising their returns on property.

 

One example, but of residential property - The Sail @ Marina - each apartment sold for millions of dollars - doesn't even provide one parking space for each unit. Those who don't get allocated one for the year will have to park at One Raffles Quay.
