However, there are alot of questions you have to answer yourself, such as :

 

Based on your current CPF contribution, is it enough to service the monthly mortgage ? If it is insufficient, what is the cash top-up ?

 

What is the realistic rental ? What other commitments do you have ?

 

Rental rates go up and down depending on supply and demand. You may get $4000/month for two years, but only $2500/month for the next two years but your monthly mortgage payments will not reduce proportionately.

 

Property tax will be 10% pa.

 

If you have alot of CPF, and a good income, this is one way to cash out your CPF before retirement by means of rental income.

IRAS has reduced it in line with the reduction of company tax whereas owner-occupant property tax is still maintained at 4%

bro throttle, I'm sure you are financially savvy enough to figure out a legitimate avenue to pay minimal tax from your rental income. :)

starting taking profits recently. slowly but surely. At this levels , i think the market has had all values priced in. many are sitting on the fence but the tendency is to take some profits. i dont expect anymore good news from here. hopefully it can consolidate around 2300 - 2400 and not crash.

 

Same with properties, went to look at some but absolutely not compelled to buy. District 9 but low quality finish yet exhorbitant prices. crap. some HDB are even better.

Market up since Monday, Hang Seng was up, we were sure to follow suit. Good news for us since we opened on Tues on a high note.

 

Already exited all my positions for 20% profits yesterday.

 

If I had hung on till today, it would be 25%.... but oh well, that's the game I guess. Was afraid that it would come crashing down today or tomorrow. Risk/venture/gain/loss.

the USD kicked off the wk strongly as global equity mkts dropped by 2 or more %.

Euro/usd is back to 1.405, lowest level since late july.

 

US TIC data has been mixed. long term TIC i believe is showing net inflow of $90.7bn but total net is an outflow if 31.1bn. So the TIC breakdown shows strong net demand for US treasuries, net inflow $78bn. Generally, a good sign for things to come.
